Electrical Inspections

All electrical installations deteriorate with age and use and need to be regularly checked and tested to check whether they are in a satisfactory condition. These safety checks are commonly referred to as “periodic inspections and tests.”

Our fully qualified specialists at ADF Property Services conduct periodic inspections of domestic and commercial electrical installations. With these inspections, we check the condition of the electrics against the UK standard for the safety of electrical installations, BS 7671 (Requirements for Electrical Installations). Upon completing a satisfactory inspection, we issue an Electrical Installation Condition Report (EICR). 

ADF Property Services offers electrical installations that cater to a range of clients, from small residential to large industrial. Our large-scale business facilities include security systems, air conditioning, cabling, lighting, and other equipment for office buildings, housing developments, hospitals, and schools.

What does a periodic inspection identify? 

  • Reveal if any of your electrical circuits or equipment are overloaded.
  • Find any potential electric shock risks and fire hazards.
  • Identify any defective electrical work.
  • Highlight any lack of earthing or bonding.
  • Tests are carried out on wiring and fixed electrical equipment to ensure safety. A circuit schedule is also provided, which is invaluable for a property.

Private landlords in England must periodically inspect the installations of their rental properties every five years or upon change of tenancy. In addition, under government regulations, landlords have 28 days to arrange remedial work if needed. However, we can arrange to complete repairs on the same day for regular residential customers.

How often should my electrics be inspected and tested? 

  • Ten years for an owner-occupied home.
  • Five years for a rented home
  • Three years for a caravan
  • One year for a swimming pool

When should an electrician conduct a periodic inspection? 

  • When a property is prepared for a letting.
  • Before selling a property or buying a previously-occupied property.
